Renters, landlords can get help from $24 million fund in Riverside County (2024)

Riverside County renters and landlords struggling during the pandemic economy can tap what’s left of a $33 million assistance fund provided by Riverside County Rental Relief program.

The United Lift program was created to help renters countywide who have been negatively affected by COVID-19 and the government-mandated lockdowns. Inland SoCal United Way, Riverside County, and Lift to Rise in the Coachella Valley are managing the applications and distribution of aid.

Tenants who can prove they’ve suffered job or income loss due to the pandemic qualify for up to $3,500 in rental aid. There is one key exception: their landlord cannot be a relative. All money provided goes directly to a tenant’s landlord to help pay down rental debt.

The program has spent about $9 million so far helping landlords and tenants, said Kimberly Starrs, vice president of external affairs with Inland United Way, Riverside County. All of the money, funded by the county, needs to be spent by December.

There are no income limits for tenants, and landlords only need to provide a rental agreement and W9 to participate. There is also no limit for landlords experiencing tough times.

For example, Starrs said the program recently wrote a check for $500,000 to a single landlord to help 140 families.

“We are encouraging landlords to work directly with us, as we are able to help more families this way at once,” she said.

The county’s Board of Supervisors is both the funding and operational partner in the program, Starrs said. “The staff at the Housing, Homelessness Prevention, and Workforce Solutions Department have worked so hard to build this program. We are grateful that we are able to execute this program with their leadership and support.”

The rental crisis is impacting a broad swath of the Inland Empire. In Riverside and San Bernardino counties, 336,000 adults were living in households that were behind on rent in the week ended Aug. 31, according to U.S. Census Bureau data. That’s 30% of all tenants in the region and almost twice the rate in Los Angeles and Orange counties, where 17% of all tenants were behind on payments.

DQ Grill coming to SB

A new Dairy Queen, officially a DQ Grill & Chill, is coming to San Bernardino in late October, early November.

The store at 2238 North Arden Ave. is owned by franchisee December Herrera.

It will offer the usual assortment of menu items including burgers, chicken strip baskets, hot sandwiches, soft-serve cones, sundaes and those jam-packed frozen Blizzard treats.

Santa Fe Springs lease

Mega Lion Inc., a third-party logistics distributor, has signed a long-term lease for a 132,423-square-foot building in Santa Fe Springs, according to NAI Capital.

The building at 13021 Leffingwell Road is within the 284-acre Golden Springs Business Center. The leased space is part of a 296,583-square-foot multi-tenant warehouse built in 1999.

The unit that Mega Lion has leased includes a 10,702-square-foot, 2-story administrative office, open warehouse area, 25 dock-high doors, 23 trailer parking stalls, two concrete truck courts and 140 parking spaces.

NAI notes the property is blocks from the 5 Freeway with immediate connections to 605 and 91 Freeways.

The owner, Golden Springs Development Co. LLC, was represented by Steve Calhoun and Clyde Stauff of Colliers International. Ryan Campbell with NAI Capital’s San Gabriel Valley office negotiated on behalf of Mega Lion.
