1 Define your vision
The first step to managing a real estate development team is to have a clear vision of what you want to achieve and why. Your vision should align with the needs and preferences of your target market, the opportunities and constraints of your site, and the goals and values of your organization. You should communicate your vision to your team and other stakeholders, and use it as a guide for decision making and problem solving.

I fully agree with my predecessors about the importance of understanding 'why', but it is also crucial to have a very clear definition of the goal. This is particularly important in more complex searches to prevent a detailed examination from leading to the exclusion of the object. This approach avoids disappointment and enhances efficiency. Ultimately, it always comes down to the 'deal' and the ways to get there. Having a 'toolbox' for identifying the desired object is also beneficial.

In managing a development project, I have always found consistent, regular communications with a strong team of professionals in each required discipline is the only road to success. Early collaboration to manage design and construction issues with the project is also critical to success. Open communication regarding deadlines, issues as they arise, and project roles keeps essential players moving forward.

2 Build your team
The second step to managing a real estate development team is to build a team of qualified and motivated professionals who can execute your vision. Your team may include architects, engineers, contractors, consultants, lawyers, accountants, marketers, and sales agents. You should select your team members based on their expertise, reputation, and compatibility with your vision and culture. You should also establish clear roles, responsibilities, and expectations for each team member, and provide them with the resources and support they need.

What does the end customer seek?Your concept should meet and exceed their needs. From that you can put together a feasibility which allows testing for rise/fall in costs. No great plans are undertaken in isolation, ensure you regularly update stakeholders with relevant information to ensure the project tracks successfully.

In my role, I am in charge of opening one new or refurb store, every 1.5 days. It is impossible to to this without tracking the progress and milestones on daily basis. We have a shared platform where the contractors and project managers post their progress online to be viewed by all. Establish clear expectations, monitor, course correct if necessary and deliver. Communicate upwards and to stakeholders. Identify and highlight risks, and have plans to mitigate delays. And most importantly, align, empower and motivate the team to achieve the goals!!
